120 K Instant Equity

Our client built in Bannockburn and was in positive equity from day one of moving in with a sworn bank valuation that valued the property at 120 K more than was paid for the entire house and land project. This didn’t happen by accident but resulted from intelligent strategies and the unique approach implemented. Creating our own specifications and using a floor  and concept plan provided by Andrews Property Consultants Principle, John Andrews, we owned the intellectual property involved which allowed us to negotiate with a number of quality builders keen to showcase their skills with a home that deviated from the usual offering of brick and render facades which had a positive impact on the home’s eventual value.

It’s a fairly common scenario that historically investors and owner occupiers have held properties for up to five or six years and the property still is not worth what was paid for it initially. Ironically, many such properties have been purchased through “investment advisory” companies who don’t limit themselves to providing “advice” and invariably supply the investment property in a classic conflict of interests where they purport to “act” in the investor’s interests but are paid by the builder or developer and extremely generously in many instances. Andrews Property Consultants also have access to much of this investor grade product throughout Australia but because we genuinely work in the interests of the buyers they can sometimes be many thousands in front by dealing with us.

From the point of view of appointments, the home itself boasts about 23 sqs. of living comprising four bedrooms, study, 2 bathrooms, 3 living areas and extensive undercover deck area, a double remote garage with rear roller door to the backyard while the kitchen is equipped with a dishwasher and and Butlers Pantry. An all inclusive package, floor coverings, paving and higher than standard perimeter fencing was all included in the contract price we were able to negotiate with both the builder eventually chosen and the land agent.
